After reading this site obsessively and going through about 15 plans, this is what I've come up with.
The current kitchen is u-shaped with a pass-through at the far end over the sink. I hate the walls and the pass-through. It has driven me crazy from day one that I have to walk out of the kitchen and around to get to the dining room.
A few things to note:
- The door off to the right is the front door of my condo. The wall to the right as you enter the condo is a coat closet, 2 feet of which I have appropriated for this kitchen. Pretend there are cool new modern doors on the closet.
- There are soffits all around the kitchen where the walls are. The only entrance faces the entry door. I'm pretty sure there is plumbing and/or electrical that will have to run somewhere, so at least some of the soffits will probably stay in modified form.
- The area to the left of the kitchen is the dining room. The diagonal wall to the right of the drawing can't be moved.
- I'm going to splurge on an integrated 18" dishwasher to the left of the sink, so the panels on either side of the sink will match. I am also going to try to do a pullout cabinet under the sink, or at least have a single door there too.
- The countertops will be Vetrazzo unless I decide I can't afford them--the backup plan is Silestone or something similar.
I am trying to keep the kitchen more or less within the current dimensions. The condo is pretty small and I don't need enormous appliances or a ton of counter space. I am stealing 2 feet from the 6-foot coat closet (I've never had 6 feet of coats) and adding 12" cabinets to the living room side of the island for more storage.
Originally I was going to put cabinets above the island with glass on both sides, but the more I thought about it, the more I liked the idea of just having open space.
The corner of the existing kitchen is cut off paralleling the diagonal wall. Instead of having a rectangular island, I may have the counter fabricated to have an angle at the end to mimic the current countertop shape. (The side of the island facing the sink would be a few feet longer.) I just have to figure out what to do with it. Right now I have a triangular cabinet that holds a blender and not much else. Perhaps there is a hack out there...
Comments? Suggestions? I'm particularly interested in hearing from anyone who did some of the things I am planning and hated them.
It looks like a really great functional, and well-thought-out plan!! I really like it. I love the idea of an integrated 18" dishwasher for a condo. It will be great.
The only thing I can add is maybe sacrifice some of the 12" deep cabinets for some bar stools. Your island would make such a great gathering place and barstools would be a great addition.
I've been considering the idea of changing the 12" cabinets to just an overhang and/or making it a true breakfast bar with a raised section... There are pros and cons. I have a couple of months to cogitate before I have to decide. Nothing can be done until my tenants move out.
Now that I have a plan, I am trying to anticipate the technical problems that I'm going to have. I don't know for sure, but I assume that all the wiring is in the soffits above the cabinets and runs down the walls to the outlets on the wall between the kitchen and living room. That wall is going away. The island needs power.... None of the options that have occurred to me pleases me much, including making the kitchen an L instead of a galley, running wires through a column on the island, and running wiring under the floor. I'm pretty sure that last one isn't even possible given the construction of the building.
Don't put a raised section for your breakfast bar. Just use counter height stools at an overhang. It is the best of both worlds. You can work and spread out on a big island or have people sit at the overhang - or both!
Here's my version with a couple of seats at the counter. I don't want to give up all the storage, but seating for two seemed doable. (I meant to take the leg out--there will be a corbel.) The right side of the island countertop will be curved or angled and cover the 12" cabinet, which will be for trash and/or recycling. .
Also my dream countertop (can't decide which, though currently Charisma Blue with Patina is winning) and two colors of possible backsplash tile. The final tile decision will take me forever!
