I completely agree with the original assessment. DH & I bought a 2 bedroom 1 bath post war tract 1950's home. In 1997 we paid 140K for the house. It was in near original condition with the exception of a family room addition off the back. In 99 we remodeled the kitchen. Our budget was 25K. In total I think we only paid about 10K - 12K max for materials, as we bought IKEA cabinets and pronomen counters. We probably paid around 7K-10K for electrical and plumbing updates and the rest went to purchasing high quality tools which we still have. 4 years later we sold for $360K. Granted the house prices and property values in the area went WAY up by 2003, however, without the kitchen remodel we would have have only gotten around 320K even in a hot market. We doubled our dollars for the kitchen alone.
